ABOUT US

Since 1987 our principals have been purchasing and re-selling value added properties. We perform by securing corrected purchase prices, using innovative value added techniques and implementing precise project management. Our success comes from employing these techniques in environments that benefit both buyer and seller. We often buy what others cannot or will not buy. We have the experience and financial resources to deal with physically and financially distressed properties.

XEquity was founded by John Hoffman. Mr. Hoffman has been creating profits with distressed real estate since 1985, including directing The Horizon Company from 1985 to 1996 which completed over 2000 rehab real estate projects with a staff of 55 employees. Since 1997, Mr. Hoffman has concentrated on commercial and residential real estate transactions in the western United States including founding Rehab Real Estate Investors. In 2007 Rehab Estate Investors was renamed XEquity to transition into a broader market. Mr. Hoffman has consistently produced profits. XEquity continues to produce results by assembling a tailored team for each transaction.

XEquity is solely committed to multiplying equity to provide our investors with substantial returns. This is accomplished by offering sellers a fair and efficient means to liquidate their holdings.

Strategies

Over the last 30 years we have found our investment strategy to be highly successful regardless of the real estate cycle. This success is due to the intrinsic inefficiencies of the real estate market and the fact that our investment model does not rely on market appreciation. We multiply returns by taking action, beginning with purchasing property at the right price. Once a property is acquired, our team of experts creates value. This is accomplished through premium marketing to reduce our hold period. We utilize creative consulting engineers and contractors for our rehab projects, as well as established property managers and leasing agents in each market area.

XEquity moves very rapidly to take advantage of attractive acquisition opportunities. Through daily contact with both our existing network and new broker contacts, we find opportunities that allow us to multiply equity quickly. We recast once troubled properties into highly profitable assets. In both value-added properties and mutually beneficial acquisitions this is accomplished through an intensive action approach.

Rehab Opportunities

From our start we have achieved outstanding returns from purchasing real estate with significant physical problems. Our value added approach means we maximize returns by tackling serious problems with innovative solutions.

We buy rehab projects including properties with:

Many of these projects are commercial/income properties including Office Buildings, Retail Centers, R&D Buildings, Hotels/Motels, Multi-Family. We also buy single family residential projects.

Residential Opportunities

We have been very successful with single family flip opportunities created by the 2008 recession. As this market has evolved from foreclosures to short sales and more recently to development opportunities, we have been active in each arena. We are currently concentrating on both single family and multi-family developments. Our construction expertise makes these opportunities profitable and allows us to pay a fair price to sellers. .

Investors

XEquity invests from a private pool of capital. We invest our own funds as well as the funds of outside investors. Brokers

XEquity has an extensive network of Brokers. We are always searching for new purchase leads. We encourage all brokers to contact us to discuss our purchase needs. We have found that by paying full commissions and giving Brokers a clear understanding of our purchase criteria all parties benefit, including the seller.

Sellers

Sellers benefit when dealing with XEquity. We close deals quickly and often purchase properties that sellers have had difficulty selling. XEquity is highly qualified at quantifying distress and closing deals faster than other buyers. Often we are the only qualified buyer. When properties need to be sold quickly due to financial or physical distress, we have the funds to act immediately.
